Here's how we did it:
How we found it:
Flashing OVER the stucco and not UNDER the stucco.
No kick out flashing.
End cap on gutter leaking.
Wood framing under the level of the flashing was severely rotted. Chimneys are real stucco done in 1988.
Old plywood was badly dry rotted. The two by four corner posts were rotten.
The metal cap on top was leaking, causing rot. The 1988 stucco had real cement bands. These days people
use EIFS bands. Check the next update to see how EIFS bands cause the stucco to fail.
Metal flashing is put over the edge of the rubber membrane roof, like the original.
This is why we don't use metal corner beads on outside stucco. I would like to use western style corner beads, Quik corner,
but nobody will ship them to me. 1988 beads are rusted out.
Interior lath was used on the outside. Lath has rusted to a paper like film.
Top of chimney is covered with a rubber shower membrane. Penetrations are sealed with protecto wrap.
Metal lath is now put over membrane on top and chimneys.
Top is finished with white portland and sand. The bands are hand tooled. Top is rounded off for
water to run off. The top of the chimney was level before.
Finish coat is REAL cement and REAL white sand.
Original design is scored with a speed square.
Part of our mission was to replace the sloppily patched band.
When we tore the stucco off, we found extensive termite damage in the band board. The framing was crawling with lttle white termites. The patch was used to hide extensive termite daamge.
