EIFS bands absorb water like a sponge:

Chimney is one coat stucco on blocks with EIFS (styrofoam) bands.

Flimsy EIFS can be pulled off with your fingers:

One coat stucco has a thin cement basecoat with a synthetic finish.

The house including the chimney was stuccoed about 10 years ago

Tops of stair step bands are level catching and soaking in water.

Top of pre cast crown is level, and should be higher in the center allowing water to run off.

Top is angled down from the center allowing water to run off. The crown and the bands are solid cement mortar. Here we are putting on a synthetic finish to match the rest of the house.
