EIFS before removal. Birds had poked holes all over house. | Top left of photo shows membrane peeled off. After membrane is peeled, foam is scraped off. |
House is built over Heat pumps to protect
them. |
Copper kick-out flashing is made to divert
water into gutter. |
House was well built, except for having
EIFS garbage. These washers on plywood sheathing give extra strength. |
Most of the original copper flashing was is
good condition. We bent a new copper flashing for this window. Note how metal slightly protrudes past sides of the window for good protection against water. EIFS houses normally have a super caulk around the windows. Pulling of the caulk usually pulls the flashing with it. |
Curved area at bottom of wall joining brick water table is called a wash, if you haven't visited my site before. A big wash like this shows that this house is real stucco and not the thin stuff they put on new houses. | Moving along. Brown coat nearly finished.
Window details and bands next. Color will be #97 "pacific sand" from La Habra stucco. Please check back to see the finished house. |
